What a free roof inspection actually covers

A senior estimator walks your roof — not the driveway — photographs everything worth seeing, and emails you a written assessment. It takes 30 to 60 minutes on a typical Phoenix home, and there is no cost and no obligation, including when the answer is “you don't need work yet.”

  • Roof surface: coating thickness and wear on foam, cracked or slipped tile, blistering, ponding areas, and previous patchwork.
  • Penetrations and flashings: pipe boots, vents, wall and parapet flashings, HVAC curbs, and skylight curbs — where most Phoenix leaks actually start.
  • Drainage: scuppers, drains, and low spots that hold water after a monsoon storm.
  • Interior signs: ceiling stains, soft drywall, and attic moisture where you've noticed something inside.
  • Remaining service life: a straight answer on how long what you have should last, and when the next recoat or repair is due.

What happens after the inspection

The five things we find most often

  • An overdue foam coating. Phoenix sun burns through elastomeric in about 5 years. The fix is a recoat, not a new roof.
