Anthem is a large master-planned community north of Phoenix along I-17, divided into two main sections: Anthem Parkside on the east side and Anthem Country Club on the west. The housing stock is predominantly tile-roofed pitched single-family homes built from the late 1990s through the 2010s, with some flat foam on commercial buildings and clubhouse facilities.

Most Anthem tile roofs are now in the 15–25 year window — entering the underlayment-evaluation phase even though the tile itself looks fine. Anthem's elevation and exposure on the open desert north of the Valley adds wind loading and dust contamination that age coatings and underlayment slightly faster than central Valley locations.

Anthem's HOA architecture committee is detailed and we routinely submit complete spec packages — manufacturer documentation, color samples, tile pattern documentation. First-round approval is the norm.
