Tatum Ranch Roofing

Tatum Ranch is a master-planned community in north Phoenix straddling the Cave Creek line, built primarily in the 1990s. The housing mix includes ranch-style single-story homes with flat foam roofs and two-story homes with concrete tile rooflines. After 25–30 years, most Tatum Ranch roofs are hitting their second major maintenance cycle — foam roofs need a second or third recoat, tile roofs are entering the underlayment-replacement window.

We've worked Tatum Ranch through that entire arc. The first generation of recoats here happened in the 2005–2010 range; the second generation is happening now. Same logic applies: on-time coating refreshes every 5 years protect the underlying foam and reset the roof for another full cycle at a fraction of replacement cost.

Tile roofs from the late 1990s are squarely in the underlayment-replacement window. Tile R&R — removing tile, replacing underlayment with premium synthetic, and resetting the same tile — is the standard answer for most Tatum Ranch two-story homes built in this era.
