Flat roof repair — system by system

"Flat roof" is a category, not a product. The right repair depends entirely on what's on your roof. Most Phoenix flat roofs are spray foam, TPO single-ply, modified bitumen, or older built-up tar-and-gravel — each with different failure modes and different repair techniques.

  • Foam (SPF): Cut out failed foam, refoam to matching density, recoat. Done in a day for most localized repairs.
  • TPO/PVC single-ply: Failed seams are heat-welded; punctures patched with membrane and primer. Critical to use matching membrane.
  • Modified bitumen: Patches applied with torch or cold adhesive depending on the original system. Penetrations get new pitch pans or boots.
  • Built-up (BUR): Tar and gravel patching is increasingly specialized. We can still service legacy BUR roofs across the Valley.

The diagnosis matters as much as the repair. We find where water actually enters before we open up your roof.

Phoenix-specific flat roof problems

Flat roofs in the Valley face two challenges that don't exist in milder climates: extreme UV that breaks down membranes faster, and intense monsoon bursts that can overwhelm undersized drains.

  • Ponding water: Decks settle over decades, creating low spots that hold water for days. Standing water accelerates membrane breakdown and finds every weakness.
  • UV breakdown: Black or dark single-ply systems can hit 170°F+ surface temperature. Reflective white surfaces last meaningfully longer.
  • Clogged drains and scuppers: Palm fronds and gravel clog drains during monsoon. A backed-up drain turns a flat roof into a pool.
  • Penetration failures: Vents, conduit, and equipment curbs are the most common leak sources. Sealants and flashings dry out and need refresh every 7–10 years.

    TPO with TPO, mod-bit with mod-bit, foam with foam. Mixing systems creates new failure points.

What flat roof systems do you repair?

Why is water ponding on my flat roof?

Flat roofs aren't truly flat — they're sloped 1/4" per foot to drain. Decking settles over time and creates low spots that hold water. We can re-slope using foam build-up or tapered insulation in problem areas.

Can you fix a leaking seam on a TPO roof?

Yes. Failed seams are heat-welded back together with TPO patch material. We carry the welders and the membrane on the truck.

How long do flat roof repairs last?

A correctly diagnosed and properly executed flat roof repair should last as long as the surrounding roof. We've patched roofs that are still holding twenty years later.

Do I need to replace my flat roof or can it be repaired?

Depends on age, system type, and how widespread the damage is. Localized failures repair fine; system-wide aging usually means replacement is more economical. We tell you which case you're in.
