Sun City Grand Roofing

Sun City Grand is Del Webb's active-adult community in Surprise, with housing built primarily from the late 1990s through the 2000s. Newer than the original Sun City and Sun City West, the housing mix includes both flat foam roofs on some single-story models and tile rooflines on others. Most Sun City Grand roofs are now hitting their first major maintenance window — first recoats for foam, baseline inspections for tile.

First-cycle recoats are the most common Sun City Grand call. Properly executed every 5 years in Phoenix, a recoat resets the roof for another full cycle and is the cheapest roof you'll ever own. Tile roofs from the early Grand builds are in the baseline-inspection window now.
