What a roof coating is

A roof coating is a liquid-applied reflective membrane rolled or sprayed over a sound roof surface. On a foam roof it is not optional: the coating is the only thing protecting the foam from Arizona UV. On other low-slope systems it is a restoration — it renews the surface and buys years, but it does not rebuild a failed roof.

Elastomeric vs. silicone

• Elastomeric (acrylic): what we apply on most Phoenix foam roofs. Excellent reflectivity, proven decades of Valley performance, easy to recoat over itself.
• Silicone: handles standing water better and stays flexible, but attracts dirt, loses reflectivity faster, and complicates future recoats.

When coating is the right call

• The foam is dry and intact but the surface is chalky, thin, or losing color.

When coating is the wrong call

• The foam is saturated. Coating over wet foam traps water and guarantees a bigger repair later. Those sections need foam roof repair first.
• There is an active leak. Fix the leak path, then coat — start at roof leak repair.
• Water ponds on the roof. Slope has to be corrected with additional foam; coating alone does not move water.
• The roof is genuinely at end of life. A coating on a dead roof is money spent twice.
